1474 St. Clair Avenue West Condos is a new condo development by Berkley Group, currently in preconstruction at 1474 Saint Clair Avenue West, Toronto.
This 8 storey mid-rise pre-construction condominium is coming soon to the Earlscourt neighbourhood in the central west-end area of Toronto. This intended project will house roughly 55 well-appointed units with varied layouts. Regardless of your way of life, the project will offer a floorplan that gratifies everyone including young professionals, working couples, downsizers, students and even young growing families.
The development will reach the heights of nearly 29 metres, in addition to a 4.0 metre mechanical penthouse. The proposal includes 3,954 square metres of residential GFA (gross floor area), together with 21 vehicle parking spaces at below grade and 56 bicycle slots. Berkley Group is known to adorn their projects with essential amenities, although this project’s luxuries haven’t yet been disclosed.
This colourful district along St. Clair Avenue West, has a bustling Italian demographics that reflects in its many open air bistros, bakeries, markets, restaurants, specialty shops, cafes and many other services, making this local area a hotspot for a lively night out at any given time of the week.
One of this project’s major advantages is its excellent location, which sits at the corner of St. Clair Avenue West and McRoberts Avenue between Dufferin Street and Caledonia Road. Berkley Group plans to thoroughly redevelop the site, which is currently occupied by a small strip mall with a sports bar as its anchor tenant.
This location straddles Toronto’s Earlscourt and Corso Italia neighbourhoods. Traditionally an Italian Canadian neighbourhood, Earlscourt’s demographic profile is changing to include many new cultural communities. The district was initially settled in the early 1900s, mainly by British immigrants. Annexed by the City of Toronto in 1910, Earlscourt experienced a major influx of Italian newcomers in the post-World War II years. By the 1960s, it had become the business and banking centre of Toronto’s Italian Canadian community. It retains this heritage today, but is becoming more ethnically diverse and increasingly popular with legacy populations of Anglo Canadians.
