22 Balliol Street Condos is a new condo development by Shiplake Properties Limited and Collecdev, currently in preconstruction at 22 Balliol Street, Toronto.
These developers propose a mixed-use 38-storey residential tower with 425 units and retail space occupying the first and second floor at 22 Balliol Street. This new project is just east of the Davisville subway station toward Mount Pleasant Road.
Future residents and investors can expect a bright, clean and crisp tower covered in rectilinear vertical lines that are striking in nature. This modern condominium offers a fresh look from what we have seen in the past, making it unique in design. Designed by architects gh3, the tower will feature a two-storey podium that will be filled with a Sobeys and additional retail space.
Within the 425 units in this building, residents can expect a good mix of studio rooms, one-bedroom, two-bedroom and three-bedroom units. Additionally, 155 total parking spaces will be available for residential and commercial use as well as visitor parking. Residents can also expect 510 bicycle parking spaces as well.
There is plenty of indoor and outdoor amenity space in the tower, adding up to a total of over 20,000 square-feet of space. Outdoor amenity space will be located on the rooftop of the third-floor podium with over 6,000 square-feet of space and an additional 5,000 square-feet of space on the rooftop at the top of the tower. The rooftop amenities will be covered with a colourful landscape to enhance the view. Indoor amenity space will also be available in the third-floor podium and at the top of the building. Indoor amenity space will cover approximately 8,000 square-feet of space. Based on Shiplake and Collecdev’s previous developments, we can expect to see amenities such as an indoor pool, fitness centre, yoga studio, screening room and party room.
Suite features we can expect to see may include stainless steel appliances, quartz kitchen and bathroom countertops, large windows, luxury flooring and environmentally-friendly features.
